If you were counting on State of Decay 3 arriving day one on Xbox Game Pass, that's no longer a given. Microsoft has sold Undead Labs as part of a sweeping restructure that cuts 3,200 jobs, and the deal comes with an unusual condition: Xbox will keep funding the game through its expected 2027 release, but the new owner — still unnamed — has no obligation to put it on Game Pass.

The deal

Xbox CEO Asha Sharma confirmed the studio sale alongside cuts to three other first-party studios. Journalist Stephen Totilo, per Vice, first reported the specifics: Microsoft is continuing to finance development through completion, but the Game Pass day-one promise is now entirely at the new publisher's discretion. That's a striking departure from how Xbox has positioned Game Pass since 2020 — as the guaranteed home for every first-party title on launch day.

The identity of the new owner hasn't been disclosed. An announcement is expected before the end of 2026. Until that name is public, there's no way to know whether Game Pass inclusion, pricing, or even the 2027 window holds firm.

What this means for players

State of Decay 3 was shown in a gameplay reveal at the June 2026 Xbox Games Showcase, confirming the project is still in active production. The current target is 2027 on Xbox, PlayStation 5, and PC — a multiplatform launch that was already a shift from the franchise's Xbox-exclusive roots.

Windows Central framed the divestiture as a strategic retreat: State of Decay 3 reportedly has more Steam wishlists than some of Xbox's higher-profile projects, yet Microsoft is still walking away from direct ownership. The move signals that Xbox is pulling back from its vertically integrated, fund-everything-in-house model.

For Game Pass subscribers, the practical risk is real. A title that was marketed as a subscription-included release could now arrive as a full-price purchase — or it could still land on Game Pass if the new owner decides that's the right commercial play. Nobody knows yet.

The game will compete in a crowded 2027 window alongside Valheim updates, Grounded (still on Game Pass), and whatever Palworld has evolved into by then. State of Decay's co-op zombie survival sandbox has a loyal following, but the series has never broken into the mainstream the way Microsoft once hoped it would.

The outlook

Microsoft says no games are cancelled. State of Decay 3 is still coming. But the terms of how and where you'll play it — subscription, full price, or something else — are now someone else's call.
